Consejo Shores is a planned community located about 7 miles from Corozal Town, at the very northern tip of Belize. The community is located right on the Bay, and is one of the few places in Corozal that truly offers water front living. In general, Consejo Shores along with nearby Mayan Seaside are considered the “original” expat subdivisions in Corozal, with Consejo Shores offering slightly more amenities and is home to more residents.
Consejo Shores is known as the longest established expat community in the region, having been established more than 50 years ago. The community enjoys an excellent reputation, and is currently home to about 120 homes, boasts its own 9 hole par-3 golf course, as well as several waterfront parks and amenities for its residents. The close knit community feel, as well as secure location are two of the main draws for Consejo Shores. There are plenty of activities available for residents, and you are only about 15-20 minutes away from Corozal Town via the Consejo Road.
Restrictive covenants and building restrictions help protect the property values of all owners and residents, while at the same time there is space for you to build your dream home, and you will find anything from large mansions to small homes in Consejo Shores.
Most lots are about ¼ of an acre, though you will also find some larger lots, as well as condominium living, if that is something that you are looking for.
Different types of lots at Consejo Shores:
The first category of lots offered are water front lots – these are lots that have direct access to the Bay.
Looking at listings provided by the developer (https://www.consejoshores.com/consejo-shores-properties-for-sale) water front lots are as of today (August 2nd, 2018) selling for between $120,000 USD and $148,000 USD.
However, Berkovitz Development Group have been very fortunate to be able to acquire a very limited number of oceanfront land, as part of a larger package deal. We can now offer these lots to our clients at a discounted price, allowing you a truly spectacular opportunity to own land right on the water in Consejo Shores. Sea view lots:
These are lots that sit, in general, one to two rows back from the water, so while you are not having direct access you can still enjoy the sea breezes and some beautiful views. These lots generally range in price from $32,000-$52,000, depending on whether you are 3-4 rows back (the cheaper ones) or just one or two rows back, where you can pay upwards of $50-60,000 USD.
We do also have some lots here, that we can offer at a discounted price. To some investors, these lots make a lot of sense, as while you are not right on the water, you still have a lot of the benefits and you are paying half the price or less of our already discounted (significantly) oceanfront lots.
Regular (including golf course) lots:
These lots are located in the interior or at the back of the community, and prices vary a lot, but in general these lots start from around $15-20,000 USD. We do not currently have any of these, as we do not see them offering the same excellent value as the other two categories.
